Client Objectives
Vornado Realty Trust sought to expand their real estate portfolio with a 55-story mixed-use, luxury condominium tower, connected by a winter garden to an adjacent 11-story building.
Solutions
Our scope of work included:
- Copper bus installation from the utility network vault to six 6,000-ampere electrical power distribution panels
- Conduit-and-wire feeders and bus ducts to branch panels throughout the building
- Providing power and lighting systems for bathrooms, exit fixtures, and stairwells
- Installation of:
- Fire alarm systems
- Main power for the facility’s retailers
- Empty conduit for future tenant fit-outs
- A sub-metering system that tracks both owner and tenant power usage
- 11 automatic transfer switches which activate emergency generators in the event of power loss
- Specialty lighting and controls systems, featuring:
- Iconic tower illumination
- Custom lobby lighting
- Decorative in-ground and entrance-way architectural lighting
- Specially-designed, computer-programmed courtyard theatre lighting system
- Providing power for all mechanical equipment, such as:
- Chillers
- Cooling towers
- Air conditioning-related pumps and motors
The electrical power systems installation required careful planning to coordinate the base building emergency equipment with the primary tenant’s redundant systems.
